Real estate specialties, brokerage, and development and construction

Match the service to the need

Real estate specialties can describe a property type or a professional service. Residential specialists work with housing; commercial specialists work with offices, retail space, and other business property. Industrial specialists focus on facilities such as warehouses and factories. Agricultural specialists need knowledge of land used for crops or livestock. Property type alone does not tell you whether someone is selling, managing, valuing, or developing it.

Brokerage and related services

Brokerage brings parties together and helps them negotiate sales, purchases, exchanges, or rentals for compensation. A leasing assignment is brokerage even when ownership does not change. In Florida, section 475.01 includes these activities in the broker definition and defines a sales associate as performing brokerage acts under another person's direction, control, or management. A Florida broker associate has broker qualifications but works as a sales associate in another's employ.

Property management focuses on ongoing operation for an owner: rent collection, maintenance coordination, tenant relations, and operating reports. Appraisal develops an opinion of value; a survey establishes or depicts boundaries and other surveyed features. Financing supplies borrowed funds. Counseling helps clients evaluate real estate choices. Business brokerage concerns transfers of business enterprises or opportunities, which may involve leased premises rather than ownership of a building. Distinguish the service from the asset involved. A brokerage license is not a blanket credential for every related profession; Florida's broker definition specifically excludes appraisal services reserved to separately qualified appraisers.

From land to completed buildings

Development coordinates the creation or improvement of a real estate project. A developer studies demand and feasibility, assembles land and financing, obtains approvals, coordinates site improvements and construction, and plans sale or leasing. Subdivision divides land into parcels; development can also add roads, utilities, and other improvements. Construction is the physical building work. A developer may hire a contractor rather than build personally. Zoning addresses permitted land uses, while building codes address building design and construction standards. Florida's section 553.73 establishes the Florida Building Code's scope.

A speculative builder starts without a particular committed buyer and bears the risk of finding one. A custom builder builds for an identified customer according to agreed plans. A tract builder produces multiple homes within a development, often using a limited set of designs. These categories describe different aspects of production: a tract home can also be built speculatively.

Three boxes form a sequence: development coordinates the project, construction builds improvements, and brokerage arranges a sale or lease. From leasing, an arrow leads to property management, which operates the property for its owner. Appraisal supports decisions about value throughout the project.
Identify the service by the work performed.

For exam scenarios, identify the central task: negotiating a lease is brokerage; operating the leased property is management; judging value is appraisal; coordinating a project is development; erecting its buildings is construction.
