Option fee
Money a buyer pays for an option, such as the right to buy a property later or to terminate a purchase contract within a set period. The seller generally keeps it if the buyer uses the option to walk away or lets it lapse, and it is often credited toward the price if the purchase closes, while earnest money is refunded or forfeited under the contract's own terms.
